Subcontractor Scopes of Work Series - Case Studies in Avoiding Scope Gaps and Double Coverage
A single mistake during the bidding phase can cost tens of thousands of dollars or more. Construction projects are completed through the coordinated efforts of many subcontractors, each of whom must clearly understand their limits of work. Bidding errors, namely scope gaps and double coverage, can be costly. By use of countless examples, this webinar focuses on helping the project team avoid these mistakes. This series' concentration on the nuts and bolts of a construction project, rather than on basic philosophies and concepts, sets it apart. It focuses not on the mechanics of writing subcontract scopes of work, but on why they are written the way they are and common issues we need to look out for. This series is a compilation of practical examples and lessons learned.

Session 1: Mass Excavation, Sitework and Structural Concrete
Mass excavation work is not as simple as it may seem. Although comparatively few change order issues are associated with this phase of construction, the issues that do persist are characteristically very expensive. Structural concrete work drives the project schedule throughout its duration. In this session, presenters will examine the chronic scope problems that have a reputation of generating change order issues and discuss how to prevent them. Presenters will also examine and discuss the myriad of common change order issues associated with the sitework trades, from site utilities to landscaping.

Session 2: Structural Steel and Building Envelope
The structural steel operation drives the critical path from the moment we begin drafting shop drawings. In this session we will discuss critical scope issues to help ensure an efficient erection with minimal complex systems. They serve a dual purpose of shedding water while still maintaining an exciting appearance. We will discuss the intricacies of the various trades and how to allocate the scopes of work to avoid both double coverage and scope gaps.

Session 3: Interior Architectural Trades and MEP
There are a lot of different materials and systems installed within a building and each item must be covered by one of the subcontractors, while at the same time no item should be included by more than one of them. The numerous examples provided in this webinar will serve as a roadmap for writing effective scopes of work. The most technical aspect of a project is widely considered to be the MEP work. These trades traditionally also demand the most detailed scopes of work. In this session, presenters will review the common scope busts associated with these trades and how to develop solid scopes of work.
