Integrated Project Delivery (IPD) has become a buzzword in design and construction, a concept embraced by many but practiced by few. With owners and practitioners hesitant to sign Integrated Forms of Agreement (IFOA) that incentivize positive behavior but share risk, terms like 'IPD-Lite' and 'hybrid delivery' have gained traction. But in 2011 Sutter Health, Skanska, and NBBJ embarked on a journey to jointly design, construct, and deliver the Palo Alto Medical Foundation San Carlos Center under an Integrated Form of Agreement (IFOA) with lean project delivery 'one of the first 'true' IPD projects on the West Coast.
