Enhancing Project Value: Involving a CM from the Start Track: Teams & Collaboration
Construction managers (CMs) have hands-on experience that can assist as engineers and owners develop a successful project. This panel will show the value of CMs on a project team and allow owners to gain experience from combined knowledge and field experience. This presentation will show how those soft skills can help owners benefit with a better end project. Presenters, with a combined 40 years of construction and owner experience, will demonstrate soft skills in scheduling, cost management, constructability reviews, and construction administration services. Participants will takeaway the value of getting a CM involved early in a project, knowledge that utilizing CMs can help prevent design rework and budget issues, and that soft skills can be used to enhance project value. The Yeehaw Junction project, set some two hours away from a critical asphalt plant, presented a number of challenges. These challenges needed the collaborative efforts of the designer, contractor, construction manager (CM), and owner to ensure a successful completion. Challenges included utility coordination, limited connectivity in the field, beta testing for the owner, newly implemented materials, and reduced CM staff. The project was an overwhelming success for all parties, and was completed 40% ahead of schedule and within .1% of the original budget. From this example, attendees will see why early collaboration was instrumental to project success, how effective and frequent communication kept the team on the same page, how all team members were kept accountable, and how trusting team members led to an accelerated schedule. Team Building: Lessons Learned from a Project Rescue Track: Teams & Collaboration
Mistrust, poor relationships, and low confidence between the client, construction management team, contractors, and community seemed to doom a large-scale, 125-acre residential environmental remediation project under EPA's Superfund Program even before it started. Through a concerted team effort, effective communication, and tools from the CMAA's Standards of Practice, the team was able to turn what appeared to be failure, into success. A challenging three-year construction project was completed on time, and the risk management process, construction planning tools, community involvement programs, a jobs training program, and formalized decision-making tools all proved invaluable. This presentation will explore actions that brought the client, construction manager, contractors, and community into a single, collaborative team. Discussion will include some of the team's failures to provide critical lessons learned from a real-world project. UCSF and Jacobs implemented an area wide construction management, logistics, and safety effort. Presenters will show how the coordinated effort with the City of San Francisco Public Utilities and Transportation Department came together with capital projects outside of the campus, including the Golden State Warriors Arena and the new Uber Headquarters, as well as over 70 municipal, office, and residential development projects totaling over $3 billion. Attendees will learn how to utilize existing technology to leverage basic scheduling and collaboration approaches to implement a relationship-based Safety, Logistics and Interface Coordination Program. Additionally, participants will learn what components of logistics and internal and external impacts should be considered when assembling construction management plans for operational facilities, and how to best communicate those impacts to constructors, stakeholders, and the general public. Building Stronger Teams Through Diversity Track: Teams & Collaboration
The construction industry has experienced continued growth since 2010 and with that it is experiencing an increasing labor shortage. While the number of women in construction management has grown over the last 15 years, women are still just 8% of the workforce. Presenters will walk through current numbers, where women fall off, and how the industry can tap into this resource and build stronger project teams. Presenters will provide project examples of unintended biases in the industry, as well as recruiting and outreach efforts. Discussion will show that companies should be making concentrated efforts to attract and retain females through supportive work environments, policy changes, and training. Research-based skills analysis and steps to increase inclusion will be shared, as will successes from diverse teams that overcame adversity. CANCELLED:Building a Blended Team: The Red Line-Orange Line Improvement Program Way Track: Teams & Collaboration
Four main entities are working in unison to deliver The Red Line Orange Line Improvement Program, an 8-year, $1.04 billion infrastructure program made up of 10 projects. The client, the construction/program manager, the designers of record, and the contractors, will be represented on the panel. Co-located in both field and office locations, this blended team is working together to achieve the 2025 targets set by the Massachusetts Bay Transportation Authority. Currently halfway through the program life cycle, this presentation will focus on how the team was formed, setting of expectations, communications tools used, challenges faced both internally and externally, and how the team maintains, engages, and retains good people. Participants will be able to apply the tools presented to establish a one-team culture on their own projects. What if You Get Hit by a Bus? Standardizing Visual Construction Progress Documentation Track: Teams & Collaboration
"What if you get hit by a bus?" This statement is often used to illustrate the risk resulting from not keeping information organized and available to team members. The concept, known as ?the bus factor," has real ramifications for a construction management team, particularly with regard to keeping good project records. Developments and applications highlighted from an industry representative, an attorney, and a construction manager will show the focus is not necessarily on technology, but on the discipIine of standardized record-keeping, especially when the project team is challenged with a dispute or claim. Discussion will include the importance of having a standardized process for visually documenting construction progress, the reasons for keeping images current, and how to create a template for labeling and organizing images.
